Home Inspectors

Importance of a Home Inspector:

Choosing a home inspector means choosing someone you can trust to objectively, independently and apart from anyone’s interests, other than your own, provide you with a comprehensive analysis of the home and property’s major systems and components.

Homebuyers are not the only people who hire inspectors. Home sellers also use inspectors to gain knowledge of the condition of their home before placing it on the market. Smart home sellers know that knowledge about their home’s condition makes the selling process more palatable.

Homebuyers, home sellers, homeowners, or anyone who wants to make an informed decision about a house or property based on objective information deserves a professional home inspection.

Moving Companies

Choosing a Mover

Moving is almost always stressful, whether you’re going across town or across the country. However, through careful planning, you can smooth away many of the “wrinkles” from your move.

Make arrangements for your move at least two weeks in advance. Ask for recommendations from friends who have moved recently, or contact the Better Business Bureau. Then get two or three written estimates from movers. It is often best to consider a mover with long standing in your community as your first choice, not one who appears only in the classified ads.

Be sure you know exactly what you want to be moved. Also, think about what you may be willing to move yourself. Long-distance moves (outside 50 miles) are based on weight and mileage, while local moving is generally an hourly rate for a truck and crew.

Show the move estimator everything you want to be moved – from the old trunk in the attic to the exercise bike in the basement. This is important because you’ll be charged more for anything you add on later. Also, discuss any special services you may want, such as having a piano moved, temporary storage if you can’t go directly to your new home or exact guaranteed delivery date.

Ready to make a choice? Remember that the lowest price may not be the best value. If you’re using a small firm, for example, be sure that the price includes loading and unloading. Don’t be afraid to negotiate the rate, or inquire as to seasonal specials. It can be less expensive to move between October and June.

Mortgage Brokers

Why is a Mortgage Pre-Approval Important?

Pre-approval of a mortgage is when your lender, whether it is your personal bank or a mortgage broker, has reviewed all your financial information and has determined the maximum amount of money you can borrow. The advantages of pre-approval include:

You know how much you can borrow, so you don’t waste time looking at properties you can’t afford.
You don’t have to worry about rising interest rates while shopping for a home. Usually, the mortgage broker will guarantee the current interest rate for 60 – 90 days.
You have an edge when you make an offer, because the seller knows you’re more likely to get a loan.
You save time when you apply for your loan because you’ve already assembled your paperwork.
